Can one say.. remove a xb rear spring on the shock and reinstall a new one ?? Does one need special tools to do so etc.??

Looked easy enough when I was looking at mine, but you may need a special spring compressor. From memory all you need to do is compress the spring and slide a locking plate out of the way, then release the spring compressor and it should be free.

Harbor Freight Tools online has several cheap spring compressors . Also you can use ratchet type hold down straps , but it might be tricky . see picture-

So..Once one has the spring compressed say, Does the lower or top housing just come off or something?

That link is for installing a lowering collar , but it shows how the spring comes off

Get yourself a spring compressor....there is no way to control the "release" when using ratchet straps...someone is going to get hurt.

you are correct Andymnelson , thats why I said it would be "tricky" to use ratchet straps .
