OK- so the nice, older couple I had next door for years moved back to their farm in the county, turned the house over to their son, who promptly made it a rental. Great.

Son says his wife works in HR, she's "great" at vetting prospective renters. What I have now, unfortunately, is what I call PWT- somehow, with enough income to cover rent that's more than double my mortgage. The principal couple- he freelances as a home appliance repair tech, AFAIK she "manages" a jewelry store at the mall.

The thing is, they've got dude's mom and at least 2-3 other folks staying EVERY NIGHT. They can only park 4 cars in the driveway, then the front yard, then they park on the side of the road opposite, which is a cemetery. With rains, it now looks like a Jeep Jamboree site. They've started to do this in front of my house. I've a nice neighborhood park on the other side of my house with a pavilion, one parking space there. Dude's brother uses it. Dude has a 6ish YO boy, he gets off the bus here, and I doubt he stays here- everyone knows the right address gets you the right schools. Probably goes home to baby mama.

My honey and I have tried to remain friendly. No longer.

Anyone who wants to rent anywhere is required first and last month's rent, plus deposit, plus a per pet deposit. Somehow I doubt their "guests" could meet those criteria. There's at least 3 dogs, one of which (a pit mix) escaped last year and jumped INTO my fenced yard. Thank GOD my two smaller males stayed friendly.

WTF? Honestly, I'd prefer Mexicans.

Given that I've been in the restaurant biz pretty much all my life, any Hispano/a I've worked with are just amazing. Humility, grace, and a work ethic like rented mules.

These neighbors, not so much. It's either a flophouse or frat house, sometimes both.

At least here, there is a ordinance that limits the number of people renting a property based on the number of bedrooms.
You may want to check your municipality for something similar and then a call to the housing authority.

1. say something to the property owner (or, more appropriately, the parents who vacated) to see if a) they know what's going on and how many people are living there, and b) make sure they are aware of how it is affecting the neighborhood.

2. check with the local zoning office (maybe make this step one?) to see what the rules are for that area, regarding parking; pets and their restraints; using a public parking space for regular, personal use; and occupancy rules for people-versus-number-of-rooms. Also, go to the basics - a) CAN the place be rented out (permits? inspections?), and if so, b) is it classified as single-family or multi-family? Let Zoning worry about lease structure with the owners...maybe they'll hammer the owners long enough that they simply get tired of the whole affair and either do it right...or sell it.

Do you own? Or rent? If you rent, get your landlord involved as well, as the property owner (read: tax payer).

Two words: "Fire Codes"

Too many people to get out in a fire = dead people.

This may be the most expedient way of getting that house de populated to an acceptable level.

Z, R, N- all good input. Some of which I've already looked into, but I need to keep pushing. Property owner disappoints, we've talked, obviously he really only cares about collecting a gouging price for rent. I had a lot more respect for his parents.

I'm remaining silent and watching through next month.

So- we've had about 1.25" to 1.5" of nieva since this morning, plenty to cancel school for Knox and surrounding counties. No school bus, no kid, no daddy funnin' with his youngster. Got 4ish "adults", plus primary renters funnin' with themselves, that's all.

My hypothesis is that baby mama divorced the F, she with primary custody, he with the means somehow to secure rent next door. She takes baby to school, baby rides school bus home here, plays football with buddies after school in the park for an hour or two, then back to mama. I've observed almost zero father behavior.

Flophouse/"Doss-House"

I went to take parachute lessons while in England. Long story, but while taking lessons there were accommodations in the form of these little buildings you could sleep in. You would enter through a door into the room. It was as long as a bed. The bed was four bunks high and the floor space was beside the bunks and as wide as the door. One light on the ceiling with a pull cord. That was it. For heat there was an electric heater mounted on the wall and it was coin operated. I spent 3 days and 2 nights there. There were no locks on the door. These were located on the airfield behind the pub.
