The effects of a creek where I live is more about the EPA and Fish and Game than flood risk. Absolutely NOT allowed to build anything within 35' of the top of the bank of a creek unless it is a remodel. Not even a fence or patio.


Love that home Sifo. Wish the prices here were in that range.

This is why I am looking at foreclosures too. I can fix just about anything shy of foundation work.

Crazy that a house behind me sold last year for $365k! 1BR 1 BA 640sq' on a steep hill. Set a record for price per square foot for a 1 BR in Santa Cruz county.

We snagged a really nice house today. Lacking the acreage, but for a suburban setting, it's got a fantastic back yard, that has a very nice area of solid hardwood. The backyard seems like wooded acreage. The front is nice suburban. Has the heated garage space I was craving too. Put in a bid, and it was accepted a few hours later. Time to decompress.

Thanks! It's a bit more suburban than I was really hoping for, but it's nice. The front is definitely suburban...





Nice, but nothing noteworthy in my view. The house is at the edge of the subdivision though, with some nice hardwoods behind. Very private! I will enjoy that! It's also got enough parking for a couple of extra toys.

Closing on the new place Monday! We have a contract with a buyer for our old place! Closing is set for end of July! Things are looking great for getting out of dodge.

We looked at one that had a small house, but the husband had huge heated garages for his classic car collection. Even I agreed that I could never fill the garages.

We didn't really want this big of a house, but the garage space is pretty nice. The garage spaces are deeper than normal, so room for tools and bikes! Ourdee's prospective garage looks like you could park buses in there. NICE!

My wife knows that if the dog house ain't big enough, I'll be under her feet.

I let her into my shed one day and handed her a pair of welding goggles. I had a bucket full of odd stainless pieces. I turned on the 220 A/C unit, and powered up the whole house fan in the ceiling. As she watched I fired up an oxy acetylene torch and made three flowers in front of her. Ever since she has had a conviction that a man needs a space to be creative in.

I could break world records in there. I have also let her know that I do not need a room bigger than the house. I know what she wants me to build in there. She just doesn't know what I want to build in there.

Rural Indiana (God's Country). Within a year, likely January. I only stayed with the company and came to Illinois because I needed health insurance. Congestive heart failure in 2000 kept me from taking the buy out offered in 2005.

The garage is in a little town I love called Ladoga. We may not get it, but she has been making sure the prospective residences have adequate dog houses.

We are all, it seems, of one mind.

, too, have been on the house hunt in anticipation of retirement. I didn't plan to be quite this early but the next big (1,000MW plant and 20 mils of transmission lines) is about 12 miles from the places I've been looking.

The trick, early in the process, is to find a place with a small amount (I don't want to be a farmer. . but would like about 5 acres) of room, a large barn/garage suitable to house lots of guitars, wheeled vehicles and several hundred Buell posters and someplace to live on the property.

So far the barn and pool (I caved on that one) requirement is resulting in homes that are 8,000SF and up so I am having to make the "big barn/small house" argument. If it were only me . . .the one who doesn't have 1,200 pair of shoes. . . . I'd go with a tiny home on a trailer.

Rural Indiana is a spectacular place. I know no details but have driven through there a number of times and can't wait to hear about your adventure. Keep us posted . . that barn/shop looks like a great place to gather!

We were looking at a place the other day and the, retired, next door neighbor had a John Deere tractor that had to be 15 foot tall.

I want less work ....not more.

Just did a 13 mile hike today and I like to enjoy my weekends.

Our little place was foreclosure, unlike many of y'all, we wanted more land than house.
So we have a tiny-tiny house, on 25 acres, out near the GA/TN border.
We haven't moved permanently yet (damned brain thing) but we're almost back on track.
We already have a deadline of (damned brain thing) but I don't remember when, I think its springtime, when we have to vacate.
I hate that Google Maps is always taking pictures in winter, you don't get to see the beauty. The green circle is our place.

Court, if you do get 5 acres. Skag mower. Down from hours to minutes. Have it serviced regular and buy 2 extra sets of blades and an air wrench. Cuts a foot deep down to 2.5 inches at 10 miles per hour and you can do the trim with it. Get a 60 inch deck minimum.

Seems like a whirlwind of things going on with moving out of state. I've collected way too much stuff and tools! At least I've managed to move much of the heavy/odd stuff up to my mom's basement and barn near where I'll be moving to. We made the trip up there last last Monday to close on the new place. All went well with that. Glad to have pulled money from investments to pay for the house BEFORE the BRexit vote! A few days later would have burned me! Got the bikes and Miata moved up there too. We gave the sellers a couple of weeks to get moved out. We will be able to start moving in on the 11th.

Selling the Illinois house hasn't gone quite as smooth. We had two offers. One took a lot of haggling and numerous contract revisions to get it right. Last minute change to FHA financing at the end, and they didn't get that part filled out correctly either. Took over a week to get it all straight. That same day, we got the second offer, but had a contingency of selling their house. We went with the first offer. They backed out on the last day that they could get their deposit back! Omar turned out to be a turd! Our realtor contacted the realtor from the second offer, and they now have a buyer for their place and are past the inspection period. They still want our place, so that contract is now going forward.

We will likely have to come back to close on the old house a couple of weeks after moving. I'll probably have to get the lawn mowed in both states too. So I'll probably leave just enough stuff to camp in the old house until we close.

After we closed on the new place, we took the "scenic" way back to my mom's place in the Miata. What a blast on some nice curvy roads at about 60 mph! Really put a smile on my face doing that drive. Looks like checking in on my mom once in a while will turn out to be quite fun.

Ourdee, I hope things move as well for you in your move. So many moving parts to keep track of and coordinate!

Court - 5 acres is doable. I have four. Bought a Cub Cadet zero-turn steering wheel mower - 60" deck, gasoline powered. 1 hour and I have everything mowed.

...an hour a week is a small price to pay for THE man-cave : )

I', looking at this Friday now. As the sellers bank is getting an appraisal with it being a short sell.

Good news is mine sold without a hitch at asking price. I moved out of the hotel into an apartment with less than a year till retirement. This apartment is larger than the house I just sold with lower monthly payments.
